It turns out that lending institutions take on more risk with an ARM to a fixed rate mortgage, and they need a higher dose (for example, compared the situation to a car payment new loan versus auto loan used &#8211; a higher risk? A loan used car I can understand that a loan a fixed rate of 30 higher than 15 &#8211; greater risk of default by the borrower, but I did not get Armenia are low.<br />
Trying to figure out the best time for Haines refinace or to obtain a permanent home loan.</p>

<p>I&#8217;m 50 years old and a professional looking for work and my wife is going through breast cancer treatments.  My loan is a 5.7% interest only and I owe a little more than the house is worth.  Should I seek a loan modification from WAMU? I have enough savings for 6 months.</p>

Now we&#8217;re confused, because our friend who just purchased a home not to long ago was given this grant for no down payment.  Our mortgage lender told us that the grant for that was no longer available.  Now is there such thing as a no down payment for first time homebuyers in WISCONSIN???</p>
<p>he is my brother in law in minnesota and set us up with loan with his so called mortgage co.  now house is 5 months over due, he&#8217;s not having work done there in a while.  He&#8217;s been taking out all draws,(i just put a stop to that, mortgage for 2 homes we were gonna sell them, we live in wi)bills are piling up and he won&#8217;t tell me where money has been spent.  He said we signed a contract with him and he doesn&#8217;t have to tell me what subcontracters have been pd or if pd at all.  If we had a REAL contract with him wouldn&#8217;t we have something in our loans papers as to a contract that states a summary of work to be done, materials,(flooring, elect,, roofing costs), have nothing like that in loan papers.  Is this fraud or what . I&#8217;m trying to find out what needs to be done  and he won&#8217;t tell me what needs to be done and am going to see a lawyer next week. Is this normal for a contractor? any feed back would be helpful, cuz he really think he took advantge of us.</p>

<p>We are looking into purchasing a condo for our 1st owned housing. My wife and I make about 125,000 a year combined income and have good credit ratings with steady jobs (more than 5 years in the same company). The problem is that our cc debt accumulated through our early years is in the 50k, so paying for cc monthly payment + mortgage is not possible. Is it possible to fold our cc debt into a mortgage loan so we can at least afford to buy a condo/house? thank you.</p>

<p>and i was thinking about getting a first time home buyer loan but i don&#8217;t quite know how they work. by the conditions listed i know me and my gf qualify but how does that work with actually buying the house? would that push the monthly mortgage up or is it a grant? would i have to get the loan for the house at the same bank i get the first time buyer loan? and being that i&#8217;m getting the first time loan that supposed to cover down payment and closing costs, would i have to pay anything out of my own pocket or will the bank tell me that?</p>

how will that be out of my pocket if the first time home buyer program offers up to 8000 &#8220;Down Payment Assistance&#8221; if thats not what it means then what is it for?</p>
<p>I just purchased my first home in July of 2008. I went on to FICO yesterday to check my credit score and was shocked to see that it is only 510! I&#8217;m assuming that my high debt to income ratio is a major factor in this. </p>
<p>My mortgage is for 108,000. I have this payment broken down into weekly installments so that at the end of one year, I will have made 13 monthly payments instead of 12. I also put ten dollars extra on each payment. I know it doesn&#8217;t sound like a lot, but with 52 weeks in the years, that is $  520 going right to my principal. It is only in my name, not my husband&#8217;s. I am, however, listed as a co-signer on our two vehicles. One will be paid off in early 2010, the other in 2011. Each one of those loans has one thirty day late payment from when my husband was out of work on disability. I have two major credit cards in my name, one has a $  300 max, and another has a $  500 max. These two have 2 thirty day late payments, again from when my husband was out of work.  They have since been paid in full, and have zero balances.</p>
<p>I also have some negative medical debts listed under my name from when I was in college, and was still a dependent on my father&#8217;s insurance. I know it was really irresponsible of me, but when the hospital billed the wrong insurance companies, I never took the time to get the paper work right. In total, my medical debts are probably about $  800. The latest debt is from 2003. I think they come off after seven years, but I might be wrong. </p>
<p>I really don&#8217;t know what to do. It bothers me that my score is so low. I&#8217;m not planning on taking out any new loans in the future, but I really would like to refinance at some point soon on my mortgage. We are paying 6.5% interest on that.</p>
<p>If I were to continue making perfect payments on my current loans, about how long will it take to make a significant impact on my credit score? What else can I do?</p>

Oh, I&#8217;m sorry if I confused you a bit. My husband is not permanently disabled. He was out on disability due to having his gall bladder out. He ended up having some serious complications with infections, and was out for a total of four months. We were amazingly able to manage well with paying our bills for most of his disability, but towards the end, well, his check did not come for a total of 8 weeks, and we fell behind. Thankfully, that is over! Thanks for your kind words though.</p>
